Our client is seeking an experienced Preconstruction Manager to lead front-end project efforts for a reputable and growing General Contractor across North Carolina. This role is critical in shaping project success from concept through GMP, ensuring accurate budgeting, strategic planning, and seamless handoff to operations.

 

The ideal candidate is detail-oriented, commercially minded, and highly collaborative, with a strong background in managing preconstruction efforts on complex commercial projects.

 

Key Responsibilities:

  • Lead all preconstruction activities from conceptual budgeting through contract execution
  • Prepare and manage conceptual, schematic, design development, and GMP estimates
  • Conduct value engineering and cost analysis to align project scope with client budgets
  • Manage bid processes including subcontractor outreach, leveling, and scope review
  • Develop and maintain detailed preconstruction schedules
  • Collaborate closely with owners, architects, engineers, and internal operations teams
  • Identify project risks and provide proactive cost and constructability solutions
  • Oversee quantity takeoffs and ensure estimate accuracy and completeness
  • Support business development efforts with presentations and client meetings
  • Ensure smooth transition from preconstruction to project management teams

 

Qualifications & Experience

  • Minimum 3+ years tenure with current General Contractor (demonstrating stability and consistency)
  • 10+ years in a preconstruction/estimating role with a General Contractor
  • Strong background in commercial construction (e.g., healthcare, education, office, retail, industrial, or mixed-use)
  • Proven ability to manage multiple projects at various design stages
  • Strong knowledge of construction means and methods
  • Experience with estimating software and takeoff tools
  • Excellent communication, negotiation, and analytical skills
  • Bachelor’s degree in Construction Management, Engineering, or related field preferred
